Have You Been to Aspen Highlands Lately?

I predict Aspen Highlands will lead the market in real estate sales this summer.

The redevelopment of city building codes and recent emergency moratorium will result in an increase of value on larger homes built in the Highlands area. Sales in Snowmass will be challenged for the next few years due to the construction of Base Village. Real estate sales in the city of Aspen are reaching new heights without the advantage of ski-in/ski-out proximity.

Aspen Highlands is no longer just a ski vacation spot, but ideal for a family compound or retirement home. Located close to Aspen, it rivals the hustle and bustle of Aspen’s downtown core with its ski-in/ski-out properties, close proximity to schools, beautiful views of the Maroon Creek Valley, its own biking system and access to Aspen’s newest development, the Aspen Recreation Center. The ARC boasts indoor wave pools, weight room, aerobic classes, climbing walls and an NHL size hockey rink. The partnership of the Ritz Carlton has added fine dining and world renowned prestige to the village, making Highlands a true family destination away from the congestion of Aspen’s downtown core.

Currently, only one lot remains for sale at $2.9 million; a 1 acre lot with room to build 7,500 square feet. Recent development includes the Thunderbowl townhomes, which are to be completed this summer. Most of these townhomes are already under contract and more will be released upon completion.

Call me today to tour the new Aspen Highlands!

Sincerely yours,
Rich Wagar

Development Moratorium Contains Some Exceptions

Several lodge projects can proceed

By John Colson
The Aspen Times
April 27, 2006

Projects such as redevelopment of the Limelite, the Dancing Bear and the old Chart House building will not face delays because of a moratorium on development the City Council approved Tuesday.

All of those projects have yet to get building permits, but they are exempt because they are far enough along in the process.

Pitco Urges Basalt's Leaders to Stay Tough on Development

By Scott Condon
The Aspen Times
April 7, 2006

Two Pitkin County commissioners urged the Basalt Town Council this week to put the screws to developers or get overwhelmed by an onslaught of growth.

Commissioner Mick Ireland told the Basalt officials during a joint meeting Tuesday that the only way to assure that housing stays affordable is to use appreciation caps. He also advised targeting housing toward lower-income people who are really struggling to stay in the valley.
